Preparing and managing work schedules with contractors to get a property tenant-ready (if necessary) can also be time consuming – all of which we do, ensuring the experience for you is a relaxing one.”

Financing your property purchase to achieve maximum returns
We have our 25 year experienced in-house independent mortgage finance expert ready to look at the best solution for each individual client.
Generally speaking, the highest returns on your investment can be obtained not by purchasing a property outright with a cash transfer, but by making a deposit of 20% or 25% of the house value and taking a specialist buy to let mortgage for the remainder.
This is because you earn a higher rate from rent than the cost of the mortgage interest payment. In effect, you can make a considerable profit on the money borrowed from the lender. Spreading your available cash to acquire more property allows a greater return on your investments.

Equally, if you wish to buy properties outright without a mortgage, we will provide personalised illustrations on a property by property basis on what returns you can expect.

How Buy to Let Mortgage Funding Works
The buy to let mortgage generally ignores your own residential mortgage commitment and the decision to lend is based on the new property’s rental ability to cover the new mortgage payment plus a contingency. At PWC we focus on the types of property which comfortably meet this criteria.
Based on a typical property value of £90,000, your deposit requirement will be from £18,000 which means you can purchase five properties with £90,000 available capital to invest plus purchase costs.
Buy to let mortgages have quite flexible age allowances too. This means it’s a perfect solution for someone approaching retirement who would like to use part of their pension settlement to secure a much larger return on investment and generate a larger, predictable income than you otherwise thought possible.
Selling or disposing of properties
Because you own the properties, just like you own your residential home, you are able to sell your investment properties whenever you wish. This is also something we can handle for you through our association with estate agents.
Properties can be sold through the open market in the traditional way or to other landlords looking specifically for this type of property.
On selling your property, the mortgage finance outstanding on that particular property will be settled and the remaining amount forwarded onto you by the solicitor direct, minus their sales conveyancing fee.


*Examples of anticipated returns
As we mentioned earlier, our philosophy is to under-promise and over-deliver. We would, however, expect each £90,000 property in the earlier examples to make a monthly profit of £250 (£3000pa) with a return on investment of around 16%.
Mortgage rates do vary but within that £3000 per annum profit we have already factored in lettings management charges and a sensible contingency for general property repairs and maintenance.
Therefore, 5 properties would generate a monthly income profit of £1250 (£15,000 pa)
10 properties £2500 monthly (£30,000pa) requiring min capital of £180,000
15 properties £3750 monthly (£45,000pa) requiring min capital of £270,000
20 properties £5000 monthly (£60,000pa) requiring min capital of £360,000
It should also be noted that generally speaking, rental income rises roughly in line with inflation over time and as a consequence rental income is usually inflation-proof. House prices also usually rise over time and additional capital growth can accrue as your property assets increase in value.
